Built in 1813 Le Verger has been renovated into a beautiful holiday home, nestled amongst 4 acres of private grounds in a secluded and quiet situation, complete with a private fenced and fenced swimming pool, air conditioning in 3 bedrooms. Situated in southwest France.

Accommodates a maximum of 8 guests (adults and children over 18 months) plus 2 babies.

Set just 5km from the picturesque small town of Lauzun, 6km from Miramont de Guyenne or 9km from Eymet on the Dordogne border, all these towns have shops and restaurants.

The nearest large supermarket is Intermarché, 24 Rue du Bourg, 47800, Saint-Pardoux-Isaac, near Miramont de Guyenne. 6.4km.

The pool is secured by a lockable gate, fence and an alarm.

The private secure gated and fenced swimming pool offers a welcome place to cool off in the summer sunshine whilst taking in the country views. There is even an orchard full of different trees where you pick your own fruit in season.

Le Verger is an idyllic place to enjoy a holiday in this beautiful region. From the moment you walk through the front door, you fall in love with its charm, character, light and space.

Comprising of 5 bedrooms, 3 bathrooms, a comprehensive kitchen/diner, a utility room and a grand salon. *The 3 upper-floor bedrooms are air-conditioned.
A pretty veranda provides a relaxing spot to escape the mid-day sun in between a cooling dip in the private 10m x 5m swimming pool. Further outside eating space is located just outside the kitchen door where dappled shade can be found under mature trees.

5 Bedrooms

2 bedrooms on the ground floor. 3 bedrooms on the upper floor are air-conditioned. All bedrooms except Bedroom 5 have insect screens fitted to the windows.

3 hairdryers are provided.

Double bedroom – (Bedroom 1) ground floor:
A pretty double aspect room with King size bed (160cm x 200cm) and sofa (converts to a double sofa bed, providing extra sleeping space). Located next to a bathroom with a shower cubicle, bath and washbasin, there is also a separate wc next to this room.

Double room – (Bedroom 2) upper floor:
Romantic bedroom in the eaves of the house with a double bed (140cm x 190cm) and views over the front garden and pool area. En-suite shower room with shower cubicle, washbasin and wc. Mosquito nets over the window. Air-conditioned.

Double room – (Bedroom 3) upper floor:
Beautiful bedroom with characterful beams in the eaves of the house. Double bed (140cm x 190cm), views over the front garden and pool area. Small dressing area. Mosquito nets over the window. Air-conditioned.

Twin room – (Bedroom 4) upper floor:
Pretty room located in the eaves of the house with views over the front garden and pool area. Two single beds (80cm x 190cm each). Opposite bedroom 3. Mosquito nets over the window. Air-conditioned.

Twin room – (Bedroom 5) ground floor:
The window overlooks the front of the house and gardens and there is also a door leading into the garden. There is a separate wc opposite this room and a shower room down the corridor with a shower cubicle, washbasin and wc.

Bathrooms

Three bathrooms in total plus two separate wc.
There is one en-suite shower room with a wc on the upper floor and two shower rooms on the ground floor (one with a bath). A total of 4 wc over the entire property, two of which are separate.

Baby Package

The owners have thoughtfully provided a cot, highchair and buggy. Please book at the time of reservation.

Cleaning/towels/linen

Bed linen, bath towels and pool towels are provided and included in the price.

Kitchen

The well-stocked kitchen has a good range of facilities including a dishwasher, range cooker with 5 gas rings, double electric oven/grill and Plancha grill, American style fridge/freezer with ice maker, microwave, bread machine and double sink overlooking the garden. Filter-type coffee machine. The dining table is extendable, seating up to 8 adults.

Utility area

Laundry area with washing machine, tumble dryer, iron/ironing board.

Living room

The comfortable and calming lounge has a large feature fireplace with wood burning stove and an original stone sink built into the wall that dates back to when the house was built.
TV with English channels and French channels, USB compatible. DVD Player and Bose Bluetooth sound bar.
The French doors open onto the terrace looking over the garden and towards the swimming pool.

Office space

A desk is in bedroom 5 on the ground floor, pleasant view out to the garden. Fibre broadband high-speed Wifi at the property, usual speed is over 100Mbps.

Outside

Enjoy breakfast on the patio at the front of the house overlooking the pretty, well-maintained grounds or take lunch under the shaded covered veranda which has a table and chairs for 10 people. A large gas BBQ is great for alfresco dining and there is additional outside furniture for relaxing in the shade. Table tennis provides great entertainment and the large grounds offer space for children to play.

To add to all of this Le Verger has a private orchard where you are welcome to pick your own fruit including figs, cherries, apricots, quince, apples and a selection of nuts.

Private secure gated and fenced swimming pool

The 10m x 5m pool is 1.1m – 1.8m deep with walk-in Roman steps, a sun terrace and loungers. The pool is situated in front of the house on the other side of a hedge and is protected by a fence, a gate that can be locked, and an alarm.

Services

Shopping service: Shops and supermarkets in France close at lunchtime on Sundays. The house manager provides a full shopping service on request for a charge of €25 per hour plus displacement. Contact details are provided with arrival instructions or please contact us.

Le Verger accepts no more than 8 guests including children.

No booking fee.

A 25% deposit secures a reservation with the balance payable 8 weeks before rental commencement.
A security bond of £500 is pre-authorised against a credit card 7 – 10 days before arrival and will be cancelled subject to satisfactory inspection after departure.

The local area and what to do, Eymet / Monsegur / Duras, Bordeaux and the Dordogne, France

Situated near the towns of Lauzun (6km) Eymet (9km) and Miramont de Guyenne (6km) in the region of Aquitaine within the Bordeaux wine region and on the border of the Dordogne, Gironde and Lot et Garonne, France.

Supermarkets:
The nearest large supermarket is Intermarché, 24 Rue du Bourg, 47800, Saint-Pardoux-Isaac, near Miramont de Guyenne. 6.4km.

Carrefour Contact Eymet, 1 Route de Bretou, 24500 Eymet. 9KM.

Bordeaux city centre is 119km drive to the west and Bergerac is 33km to the north, St Emilion 69km northwest.

This is the ideal base from which to explore southwest France. Located in the region of Aquitaine on the 3 borders of Gironde / Dordogne / Lot et Garonne and is considered one of France’s most picturesque areas.

The gently rolling countryside is a pleasure to explore, with excellent roads winding their way through fields and vineyards. Perfect cycling country!

Eymet, Monsegur and Duras are ancient Bastide towns set around a market square that hosts weekly markets and a weekly night market during the peak summer season. There is a good selection of shops including cafes, bars and a pizzeria which hosts weekly live music.
There is also Cinema Eden in Monsegur, which does show international films in their original language version (VO), a selection of English speaking films with French subtitles.

The market squares are hosts to many festivals and events throughout the year.

Wine and Gastronomy

The Bordeaux wine region has 21 appellations. Visit some of the many local Caves and Chateau that offer free tastings and tours while you choose a bottle or two.

Not to be missed is the world-famous Saint Emilion, just a short drive away. A designated world heritage site and is truly stunning. Explore characteristic narrow lanes lined with wine merchants, cafes, restaurants and interesting independent shops. A guided tour of the monolithic church is highly recommended.

Bordeaux

This designated world heritage site is a must for all visitors. This cosmopolitan city offers a diverse range of attractions. The golden triangle has a fabulous range of shops for those shopaholics.
A rich variety of architecture forms the backdrop for the street cafes, restaurants, bars and not forgetting the superb Grand Theatre.

Dordogne

The Dordogne is just one of the many places to visit for day trips. Anything from Canoeing or boat trips on the Dordogne river to exploring ancient villages.

Markets

Most villages and towns hold weekly markets full of fresh and interesting local produce. An ideal place to pick up your holiday mementoes and gifts.
Eymet (9km) Thursday morning. Miramont de Guyenne (6km) Monday morning.
Eymet, Monsegur and Duras also have night markets during the summer where you can eat and have a drink as well as browse the many stalls.

Supermarkets, shops

Pineuilh, ste Foy large hypermarket 36km E-leclerc

Miramont de Guyenne supermarket 6km Intermarche. There is also a Lidl and a Netto on the Marmande road, a mixture of small shops in the town.

Eymet supermarket 10km Carrefour Contact

Lauzun 5km, a small selection of local shops, a small convenience store, a pharmacie, a restaurant, Tabac newsagent bar.

Activities

Coast, Beach and Water park

A freshwater lake with a sandy beach at Blasimon is just 52km away and is a popular attraction to take children for a day out. The gently shelving sand provides a fun environment for splashing around and cooling off in the heat of the summer sun. Blasimon lake.

Aqua Park is 32km located near Bergerac. Beach, canoeing and a water park.

Aqua Fun Park near Casteljaloux is 55km. Park with a huge freshwater lake, picnic benches, walks, facilities, a man-made sandy beach, water sports, kids’ play area…. great for adults of all ages.

Visit Europe’s largest sand dune 170km, the Dune du Pilat where both the climb and the views will take your breath away! Reward yourself with fresh seafood from the Bay of Arcachon or take the ferry to Cap Ferret and feel the sand between your toes whilst you enjoy oysters and chilled white wine.

Chocolate

Yes, we believe chocolate is also an activity, we often have to visit to make sure the quality is up to standard… Maison Guinguet 24km, near Duras. A nice shop to visit, selling chocolate, gifts and offers guided visits to their artisan factory in July and August.

Duras Castle

The famous Chateau de Duras, 26km away. It’s well worth a visit, climb to the top and see the stunning 360-degree vista.

Tea room with gardens

Jardin de Boissona has six little gardens, each with its own character. Outside and inside seating. Known for their teas and delicious cakes. 26km.

Zip wire adventure and climbing park

Boat trips

Dordogne river trips are available on traditional boats in Bergerac with Les Gabarres de Bergerac. 34km.

The countryside around our properties is popular for cycling, whether it’s just a gentle ride around to explore or if you are a keen cyclist, a long training ride on fantastic stretches of road to get the blood pumping whilst taking in the fantastic views.

Good quality courts are located in Miramont de Guyenne 6km and are usually booked via the local tourist information office.

Canoeing and kayaking

Canoe hire is available on the rivers. The river Dropt winds through the valley with a slow flow on it.
The Dordogne river at Sainte Foy has a faster pace but plenty of canoes hire opportunities and literally just go with the flow and be picked up further downstream. Of course, the easiest way is a boat trip and letting someone else do the work.

Golf

There are pay-and-play golf courses within the area, the best being the beautiful Chateau Des Vigiers Golf and Country Club 28km. The chateau dates back to 1597 and is set on 450 acres of stunning countryside. Facilities also include a fine restaurant and a relaxing beauty spa.

Excellent Property and Part of the World

Just home from an amazing week stay at La Verger. The property is picturesque and fully kitted out for all our needs. It helped that we had a week of gorgeous sunshine so made the most of the excellent pool and BBQ facilities. We loved the location of the property as it was easy driving access to all sorts of great places for a visit – vineyards, markets and Castles. We found it a great hub for day trips to Bergerac, Montbazillac, and further afield to the Dodogne valley. We loved market trips to all the little villages, followed by stocking up on food and wine and spending the late afternoon and evening enjoying the villa. The property itself is postcard worthy – we didn’t want for anything and the facilities are second to none! Could not recommend this holiday highly enough and will be back for sure!

Peace and quiet in beautiful surroundings

We had a week with three generations sharing this lovely, spacious house and gardens. There was a good-sized pool, table tennis and terrace for eating out. The rooms were all generous and comfortable. The only criticism was that the bedrooms on the first floor became very hot and it was difficult to cool them down, which meant that the babies had trouble sleeping. However, that said, I would happily come back again for a longer stay.

House was beautiful, well-equipped and ticked all our boxes. Garden was lovely, full of breeding birds and Bill & Elaine v attentive at keeping pool spotless. Excellent walks and cycles from the house. Very much the sort of place we like.

Interesting local towns with bastides, castles etc. Several good markets in nearby towns, well stocked Intermarche only few miles away.

We would certainly stay at Le Verger again and would recommend to others.

We’ve had a wonderful holiday in this lovely house and peaceful garden, enhanced by the interesting birds and wildlife and the sight of Bill keeping the pool in pristine condition every morning! The house itself has been special, clean, comfortable, so well equipped and we felt instantly at home. There are lots of lovely walks form the door – one favourite being a leisurely stroll through the butterfly filled woods into Lauzun for a coffee and back a different route. There are tennis courts at Lauzun, lovely cycles around Miramont and Eymet and markets a plenty. The weather was not always warm and sunny but the pool area was still much used. Huge thanks to Bill & Elaine who were always there, smiling, with help and advice – merci beaucoup! We fully intend to return if you will have us!

Bill and Elaine were superb, they went above and beyond to ensure we were well looked after. We loved the villa and would definitely consider going back there. The grounds are fantastic and our boys and the men were able to play football, cricket and lots of other activities. It was great having table tennis too and the pool all really nicely placed. The village nearby had a great festival one evening and the people who look after the villa live few hundred yards away and were happy to help us with any thing we needed.

We spend a wonderful 2 weeks at Le Verger with guests from 3 to 87 years old. The house was beautifully decorated and stocked with equipment for our stay by owners who clearly take pride in their property. The housekeeper was very accommodating and responded to any request very swiftly – as well as being a font of knowledge on the area. This is definitely the type of holiday home you would want to visit again – or own yourself!
