6 bedroom Holiday house in France with private swimming pool and stunning panoramic views. Located between Bordeaux, Bergerac and Saint Emilion near the border of the Dordogne in the heart of the Bordeaux wine region of France.
Beautiful, detached 200-year old farm house with breathtaking views of the historic bastide town of Duras, vineyards and surrounding area. Set on a hill top at the end of a country lane, Babeau is restored to a high standard with six bedrooms, three bathrooms and a private swimming pool. Fenced-in gardens and orchard. Short walk (0.4 mile) to a café with refreshments and daily bread. Wonderful location to explore the Bordeaux wine region, and visit weekly farmer markets, St. Emilion, Bergerac and the Dordogne. Dog and wheelchair friendly.
Located in the hamlet of Dieulivol, by special request the cafe bar can create a BBQ meal for you. You can also buy ice creams and bottles of wine to go. There is an ancient church with stunning views over the valley.
For children of all ages an adventure park is just 3km away.

This holiday villa is within a short drive of the ancient Bastide town centre’s of Monsegur 5.5km (Gironde) and Duras 7km (Lot et Garonne), both towns have café bars, restaurants, banks, shops and supermarkets as well as weekly farmers markets and night market in the peak summer months.
Babeau has been restored and furnished to a good standard whilst retaining most of the house’s original features including exposed stone walls, beamed ceilings and a fireplace, the property is set over 320 square metres.
6 bedrooms, twin & double rooms for 12 people. An additional 2 single beds can be added to bedroom 4, sleeping 14 in total.
3 bedrooms and 2 bathrooms are on the ground floor with one bedroom and bathroom being wheelchair friendly, please see information below.
Furnished throughout with beautiful handmade teak furniture. The entire house and all facilities are for your exclusive use during your stay.

Bedroom 2: Beautiful double room. French doors opening out looking over the grounds to the front, views over the valley below.
Next to a bathroom with an adjoining door, this bathroom is shared with bedroom 3. Facilities include a bath, separate walk-in shower wet room, twin sinks and WC. The most suitable room at Babeau for a wheelchair user.
Bedroom 3: Ground floor twin room, looks directly out onto the neighbouring vineyard.
Next to a bathroom with an adjoining door, this bathroom is shared with bedroom 2 (above). Facilities include a bath, separate walk-in shower wet room, twin sinks and WC. Ideal for a wheelchair.
Bedroom 4: Ground floor double, large room, double aspect views, large French doors opening out to the rear terrace.
If required 2 single beds can also be put in here, giving a double bed and 2 single beds sleeping up to 4, ideal for children or a family room. Extra beds are charged as an extra.

Baby & toddler facilities
A travel cot (including linen) and high chair can be provided on request. There are not any stair gates at Babeau.
Modern fitted kitchen with dishwasher, electric oven with grill, gas hob, microwave, fridge/freezer, kettle, toaster, coffee maker etc.
Laundry area with washing machine and iron with an ironing board, a washing line in the garden.
There are 3 living areas:
The spacious TV lounge with international satellite TV/radio, widescreen TV & DVD player. Plenty of films to watch & books to read. Dual aspect views through 2 sets of French doors to the pool area to the front and the driveway and orchard to the back of the house. Table and chairs provide an additional dining space or for playing board games. Separate WC.
The sitting room and dining table looks over the front terrace though French doors, views over the garden, original large stone fireplace with wood burner.
Mezzanine area above the sitting room is a great chill out area which has some seating and a bookcase. There is also a desk and chair.
Cleaning, towels & linen
Bed linen, bath towels and pool towels are provided and included in the price.
A complimentary extra supply of bed linen and bath towels will be provided for bookings of 2 weeks or more.
Outside & garden and orchards
Enjoy breakfast on the patio at the front of the house overlooking the fields and views of the Dropt valley below, or take lunch under the shady, covered veranda. BBQ, outside table and chair sets, children’s swings/slide/climbing frame and table tennis. The large gardens surround the property on three sides, set on an over acre of gardens with fruit orchards. A meadow surrounds the property grounds which is also owned by Babeau, there are walks into the meadow and superb views stretching out across the valley below and far into the distance..
Private swimming pool
9m x 4m pool, 1m deep with a pool ladder, sun terrace and loungers. The pool is protected by an alarm.
The gardens surround the property on three sides, there are vines on the fourth side where a particularly nice red is grown (Bordeaux appellation) which can be bought direct from the vineyard. Stunning far reaching views over the meadow and the valley below.

Located in the heart of the Bordeaux famous wine region where there are plenty of vineyards for tastings and tours. There are many picturesque towns in the region, nearest are Saint Foy La Grande, Saint Emilion, Duras and Monsegur with restaurants, café bars, shops and the beautiful historical countryside for you to explore.
Coast & Beach
A fresh water lake with sandy beach at Blasimon is just 22km away and is a popular attraction to take children for a day out. The gently shelving sand provides a safe, fun environment for splashing around and cooling off in the heat of the summer sun. Blasimon lake.
The famous sandy bay at Arcachon (146km) with Europes tallest sand dune, Dune du Pilat. This is the start of a 150 mile long sandy beach south past Biscarosse, or while the day away meander your way around Arcachon and enjoy a relaxing lunch in one of the many French restaurants.
Useful information for wheelchair users and guests that are not so mobile
Babeau is a very old farm house and whilst it has not specifically been adapted for wheelchair access, there are 3 bedrooms on the ground floor, along with 2 shower rooms and a total of 3 WC’s. The main shower room has been renovated with wheelchair access in mind.
There are not many steps around the property but there is a large step going down to the TV lounge and bedroom 4, it is possible to navigate around this from the sitting room through double opening French doors onto the front terrace, the terrace can be used to navigate to the TV room, which also has double opening French doors, via a small ramp/gradient.
The double opening French doors around the property, though being more than wide enough, each threshold has an approximate height of 3cm to 4cm.
The ideal room for a wheelchair user is bedroom 2. The shower room, shared with bedroom 3, has a spacious wet room shower (also a bath with shower attachment) and a WC with plenty of space to one side for a wheelchair, with a folding wall handrail if required. For a small extra charge we can offer a shower chair.
As with the rest of the house the doorways are quite ancient, the door widths are:
Bedroom 2 door 77cm, Bedroom 2 bathroom door 75cm
Bedroom 3 door 79cm, Bedroom 3 bathroom door 55cm
Kitchen / main entrance doorway 74cm, Step height 14cm, easiest access into the property would be through the TV lounge.

You enter the property via the gravelled drive to the rear of the property and through the kitchen door. There is a concrete path that runs along the back of the house from the kitchen to the TV lounge with a step of 8cm (there is no need for a wheel chair to go via this step), a wheel chair could access the TV lounge from the driveway and then through the double opening French doors.
The front of the house is paved and has a terrace surrounding the pool, in both cases there are little slopes and small uneven surfaces/ change of surfaces but largely does not have steps.

Dogs are considered on request, a maximum of 2 dogs at a charge of £50 each per booking, plus an additional security bond of £250.

The local area and what to do, Monsegur / Duras, Bordeaux and the Dordogne, France
Babeau is situated near the towns of Monsegur (6km) and Duras (7km) in the region of Aquitaine within the Bordeaux wine region and on the borders of the Dordogne, Gironde and Lot et Garonne, France.
Bordeaux city centre is a 70km drive to the west and Bergerac is 47km to the east, Saint Émilion 40km north.
This is the ideal base from which to explore South West France. Located in the region of Aquitaine on the 3 borders of Gironde / Dordogne / Lot et Garonne and is considered to be one of the most picturesque areas of France.
This region is famous for its wines and wonderful gastronomy. Whether you are in St. Emilion, Pomerol, Blaye, The Médoc, Entre Deux Mers, Bourg, Graves or Sauterne the wines of the region are without doubt some of the very best in the world!
There are local producers near this holiday home that offer very good quality produce at a very reasonable price.
The gently rolling countryside is a pleasure to explore, with excellent roads winding their way through fields and vineyards. Perfect cycling country!
Monsegur and Duras are ancient Bastide towns set around a market square which are host to weekly markets and also a weekly night market during the peak summer season. There is a good selection of shops including cafés with refreshments and a pizzeria which host’s weekly live music.
There is also Cinema Eden in Monsegur, which does show international films in their original language version (VO), a selection of English speaking films with French subtitles.
The market squares are also hosts the many festivals and events throughout the year.
Wine and Gastronomy
So many Vineyards and wine tastings in the area, the nearest are:
2.5km, 3 Faurie, 33580 Dieulivol. Tasting available, the sparkling is a good option.
3km. Good table wine especially the red, this will be the first year for the rose, ideally by the box, buy direct only, part of the Accrobranche park.
The Bordeaux wine region has 21 appellations. Visit some of the many local Caves and Chateau who offer free tastings and tours while you choose a bottle or two.
Not to be missed is the world famous St Emilion 50km. A designated world heritage site and is truly stunning. Explore characteristic narrow lanes lined with wine merchants, cafes, restaurants and interesting independent shops. A guided tour of the monolithic church is highly recommended.
Follow Rick Steins French Odyssey (Bordeaux to Bazas) trail across this region and encounter some of the best culinary experiences France has to offer.
This designated world heritage site is a must for all visitors. This cosmopolitan city offers a diverse range of attractions. The golden triangle has a fabulous range of shops for those shopaholics.
A rich variety of architecture forms the backdrop for the street cafe’s, restaurants, bars and not forgetting the superb Grand Theatre.
The Dordogne is just one of the many places to visit for day trips. Anything from Canoeing or boat trips on the Dordogne river at Bergerac to exploring ancient villages.

The French countryside around this property is perfect for a fietsvakanties Frankrijk (popular here with the Dutch and they have a word for it) or cycling holiday in France, whether it’s just a gentle ride around to explore or, if you are a keen cyclist, a long training ride on fantastic stretches of road to get the blood pumping whilst taking in the fantastic views.

Yes we believe chocolate is also an activity… we often have to visit and make sure the quality is up to standard so we can continue to recommend this.
Maison Guinguet gourmet chocolate, they have a very nice shop to visit next to their artisan factory. 2km from Duras.

Good quality courts are located in Monsegur, Duras & St Sernin de Duras and are usually booked via the local tourist information office.
Canoeing and kayaking
Canoe hire is available on the rivers. The river Dropt winds through the valley with a slow flow on it.
The Dordogne river at Sainte Foy has a faster pace but has plenty of canoe hire opportunities and literally just go with the flow and be picked up further down stream. Of course the easiest way is a boat trip and let some one else do the work.

There are many pay and play golf courses within the area, the best being the beautiful Chateau Des Vigiers Golf and Country Club 26km. The chateau dates back to 1597 and is set in 450 acres of stunning countryside. Facilities also include a fine restaurant and relaxing beauty spa. Local markets and supermarkets
Most villages and towns hold weekly markets full of fresh and interesting local produce. An ideal place to pick up your holiday mementoes and gifts.
Both Monsegur and Duras also have night markets during the summer where you can eat and have a drink as well as browse the many stalls.
Duras: Every Monday from 8.30 to 14:00 (closes at 12:00 from September to June). Nice market, excellent Organic veg’s & fruit producer. Excellent organic goat cheese producers too… Foie gras, Magrets and many stands of food/non food.
Allemans du Dropt (18km): Every Sunday morning.
Sainte Foy La Grande (25km): Every Saturday from 8.30 to 12:00. Quite big market with excellent producers.
Monségur: Every Friday from 8.30 to 12. Nice small market with good fish stall and a good butcher.
Issigeac (49km): Every Sunday morning.
Eymet (28km): Every Thursday morning.
From 1st of July till End of August, very successful, where you can eat and dance, with many craft and food stands. Go early if you want to park close to the village.

Lévignac de Guyenne (12km) Night market: Every Friday evening till end of August.
