Ducos is a characterful holiday home located just 3.5km from the small town of Casteljaloux with shops and restaurants, casino, lake with sandy beach, thermal bath and spa centre, leisure centre and water sports.
Important note: There are 2 ponds in the grounds of Ducos, extreme care must be exercised with small children.
This holiday home is in a tranquil, rural setting surrounded by its own private grounds. Only 3.5km away from the small town of Casteljaloux, reached through quiet country roads to shops, supermarket, restaurants and cafe bar.
The fresh water lake and sandy beach at Casteljaloux is 7km away and is a lovely way to spend a day with a picnic, walks, sandy beach, water sports, canoeing, pedalo and children’s play area….. its great for adults and kids. There is also a casino.
Spacious lounge with and sun room with several seating areas, the sun room having views out to the beautiful garden. English and French TV and DVD player.
Wi-fi (as with most properties in rural France the internet speed is perfectly good for web browsing and emails, but not suitable for downloading films.)
Well equipped kitchen with a gas hob, electric oven, dishwasher, fridge and freezer, microwave, kettle, toaster and filter coffee machine. There is also a washing machine.
Dining areas and dining room
The large entrance hallway next to the kitchen offers an ideal breakfast room.
Leading through from the hallway is a separate dining room, with a large table and seating for ten guests.
Next to the kitchen via the breakfast room, double doors open out to a pretty covered veranda with tables and chairs and a stone built BBQ. This veranda area is conveniently fenced and gated to provide a safe area for young children.
Offering flexibility over 6 bedrooms sleeping up to 10 guests including children; plus babies in 2 cots (suitable for babies up to 18 months old).
Two hairdryers are supplied for your use. There are fans in every bedroom.
The house is set over 3 floors, the bedrooms are on the upper 2 floors.
Bedroom 1: Master suite with King Size bed (150cm x 200cm). Double doors open on to a large balcony the entire length of the house over looking the garden.
En-suite bathroom with bath, walk in shower, wash basin, wc and bidet.
Bedroom 2: Offers flexible sleeping arrangements as either twin beds (90cm x 190 each) or King size bed (180cm x 190cm). Double doors open on to a large balcony the entire length of the house over looking the garden.
Use of a shared bathroom with bedroom 3, in bath shower and a wc.
Bedroom 3: Offers flexible sleeping arrangements as either twin beds (90cm x 190 each) or King size bed (180cm x 190cm). Large window overlooking gardens to the front of the house.

Bedrooms 4,5 and 6 are situated on the top floor, all share a shower room with wash basin and wc. These bedrooms have beamed ceilings and are full of charm, the characterful antique French beds are smaller than average.

Bedroom 5: Twin room with antique French double bed (150cm x 180cm) and a single bed (100cm x 190cm).
Bedroom 6: Twin room with 2 antique French beds. (120cm x 190cm & 120cm x 200cm).
Bathrooms and shower rooms
Three bathrooms / showers rooms all on the upper 2 floors.
A total of 5 wc over the entire property.
Bedroom 1 has its own en-suite with bath, walk-in shower, wash basin, bidet and wc.
Bedrooms 2 and 3 share a bathroom with a bath, in bath shower, wash basin and a wc.
Bedrooms 4,5,6 are on the top floor and share a walk-in shower, wash basin and a wc.
Separate wc situated on the ground floor, there is also a separate wc in the games barn.
Two cots for babies can be provided including bedding. There is 1 high chair and 2 stair gates.
Bed linen, bath towels and pool towels are provided and are included in the price.
A complimentary extra supply of bed linen and bath towels will be provided for bookings of 2 weeks or more.
Private heated salt water pool
Private 12m x 6m pool, 1m – 1.5m deep. Steps lead into the pool which is protected by an alarm.
Pool heating is included in the price, because of the pool shape there is no summer bubble cover. Specific temperatures cannot be guaranteed as pool heating is influenced by weather conditions and other factors. Generally pool heating during the very warm weather will not activate as it is automatically temperature controlled.
The pool is in a sunny position, there are two parasols and plenty of shade under the mature trees around the garden.
Garden and games
A gated driveway leads to the house and large mature gardens surround the property on all sides. There are two ornamental ponds which are not fenced or protected which should be noted by parents with young children. By the ponds is a charming rustic shack with access over a small foot bridge, an ideal spot to sit and watch the visiting wildlife or read a book.
An open sided barn gives shade to play table tennis and there is a basket ball hoop. There is also a games barn with table football, above is a mezzanine gym area with a running and rowing machine. The drive can be used to play boules.
A public tennis court is available in the village 750 metres away, no need to book just turn up and play. 2 racquets and balls are supplied at the house.

Beach, water sports
Casteljaloux fresh water lake with sandy beach is 7km away. There is an Aqua fun Park with a huge lake, picnic benches, walks, facilities, sandy beach, water sports, kids play area….. its great for adults and the kids.
