Les Rosiers is a pretty 3-bedroom holiday home with a private swimming pool and stunning far-reaching valley views near Duras in southwest France.
Set on a peaceful hilltop in the countryside, Les Rosiers is a beautifully renovated 3-bedroom holiday home offering a private swimming pool, stunning far-reaching valley views and a relaxing rural setting close to historic towns, restaurants and weekly markets.
The property has been renovated to a high standard by welcoming owners who live on-site in a separate residence within the 17-acre estate, ensuring it is well cared for while still offering privacy for guests.
Les Rosiers is part of a small private estate alongside its sister property, Les Oliviers, which has its own separate pool and garden.
A small grocery shop, boulangerie, post office, doctor, dentist and pharmacy are located in the village of Lévignac-de-Guyenne, just 1.6km away. Further amenities, including restaurants, shops and café-bars, can be found in the historic town of Duras, 7.5km away.
All windows at Les Rosiers are fitted with insect screens.
Bedrooms
There are 3 bedrooms, all located on the upper floor and equipped with a hairdryer and room fan.
Bedroom 1: UK king-size bed with a beamed ceiling and views over the garden and pool.
Bedroom 2: Two single beds (190 x 90cm each) that can be linked to create a large king-size bed. Views over the front of the property and garden.
Bedroom 3: Single bed (190 x 80cm). An additional, slightly smaller, lower single bed can be provided to accommodate a 6th guest if required.
Shower room
There is a contemporary family shower room next to the bedrooms, with a walk-in shower, washbasin and WC. Shower gel and shampoo are provided.
Cleaning, towels and linen
Bed linen, bath towels and pool towels are provided and included in the price.
A complimentary additional supply of bed linen and bath towels is provided for bookings of 2 weeks or more.
Baby and toddler facilities
A cot with linen, high chair, baby bath and stair gates can all be provided free of charge. Please request these at the time of booking.
Open-plan living and kitchen
The ground floor is open plan, with a spacious modern kitchen and lounge area with 2 sofas and a 41-inch TV offering French and English-speaking channels, plus a DVD player. A selection of DVDs, books and games is provided.
Kitchen facilities include an electric oven, 4-ring induction hob, microwave, fridge, freezer, dishwasher, kettle, toaster, hand blender, washing machine, iron and ironing board, filter coffee machine and cafetière.
There is a breakfast bar with 2 stools, together with a dining table and 6 chairs.
A pack of ground coffee, salt, pepper, oil and herbs, a supply of dishwasher tablets and cleaning materials are provided. A welcome basket with a few goodies is also provided on arrival.
The owners offer a meal service for an additional charge on an occasional basis, bookable in advance.
High-speed fibre Wi-Fi
High-speed fibre broadband is available with typical download speeds exceeding 200 Mbps and upload speeds exceeding 100 Mbps. The property has its own router and mesh network.
There is also a 4G mobile signal.
Outside and garden
A shaded covered al-fresco dining area with a table and chairs is conveniently located just outside the kitchen, together with a gas BBQ.
The large private garden extends to just over 3 acres and provides a tranquil space for relaxing.
A boules area, private table tennis table and badminton set with racquets are provided.
There is a public tennis court in Lévignac-de-Guyenne, approximately 1.5km away. Tennis racquets are supplied at the house.
The private driveway and parking area are shared between the two holiday homes.
Private swimming pool
The private pool is set within the spacious garden and enjoys beautiful views across the valley.
The chlorine pool measures approximately 10m x 5m and ranges in depth from 1m to 1.75m. The pool is protected by an alarm.
There are 6 sun loungers, 3 parasols and noodle floats. Mature trees in the garden provide further shade when required.
The pool is open from the beginning of April until the beginning of November.
The pool and surrounding garden are exclusively for guests staying at Les Rosiers.

What to do in the area and beyond
There are many towns, villages and castles to explore nearby. Local towns and villages host weekly markets, summer night markets and various festivals throughout the year.

The nearby village of Lévignac-de-Guyenne has public tennis courts and hosts several festivals throughout the year, as well as a weekly night market on Friday evenings during the peak summer months. These local night markets are a popular evening out, with food, drink and entertainment, usually including live music.

Changeover Day
For 2026, arrival and departure days are fully flexible, with short breaks available throughout the year.
For 2027, Saturday changeover applies during July and August, with flexible arrival and departure days outside these months.

A 25% deposit secures a reservation, with the balance payable 8 weeks before rental commencement.
A £500 security bond is pre-authorised against a credit card 7–10 days before arrival and released after departure, subject to a satisfactory inspection.

Les Rosiers is situated near the small town of Lévignac-de-Guyenne, where you will find a grocery shop, pharmacy and post office just 1.6km away, with a boulangerie 1.9km away. The village also has public tennis courts.
Duras is 7.5km away, with restaurants, cafés, shops and a weekly market.

Spotless accommodation, best equipped gite that we have ever stayed in.
Loved the private pool area and the beautiful views, if the weather had been hotter, I don’t think we would have wanted to leave the pool area.
Nearby town of Duras was lovely, enjoyed the Market on the Monday and the Night Market, Duras has a lovely castle and reasonable priced cafes.
Thoroughly enjoyed our stay in a lovely gite.

We had a fabulous week at Sarah and Andrew’s place. Every detail was taken care of including tea bags and shampoo and we really appreciated the snacks on arrival. Spotlessly clean and extremely comfortable beds. Very peaceful location with amazing views over Levignac. Local village night markets were a real treat and lots of fun. Sarah and Andrew were the most welcoming hosts. Definitely recommended.

Second (July) visit to Lamourache, stayed in Gite Les Rosiers on both occasions. Fantastic location, property and hosts. Sarah & Andrew have created something really special here if you are looking for high quality, practical and immaculate accommodation with private pool in a semi rural setting. Wonderful views from the pool area and large garden grounds which sit in an elevated position overlooking the village of Levignac de Guyenne (minutes by car for essentials or a 20 minute walk). Easily caters for our grown up family of 5 but equally see the property working for younger families too or perhaps 2 couples. Great location with loads to do within 30-60 minutes drive, bastide towns, day and night markets, outdoor pursuits etc. Large L’Eclerc supermarket only 20 minutes drive away in Marmande and brilliant water park just under an hour’s drive in Agen. Sarah and Andrew live onsite in adjoining house so are accessible for any requirements but maintain privacy at all times. So friendly and dedicated to ensuring the highest of standards. The addition of Gites Les Oliviers this year opens up the possibility for larger or more than one family to share this great location whilst still having space and privacy between the 2 properties. We loved our stay at La Rosiers. It looks beautiful in the pictures but in person it’s even better. Everything you need is here and it is such a welcoming, comfortable place to stay. The grounds are gorgeous with lots of spots to sit and relax and the pool is such a luxury with loungers and sunshades. All of the basics are done right, comfy beds and sofa’s, good quality bed linens and towels. The hosts, Sarah and Andrew are generous in so many ways; in terms of the supplies that are in the property, the time they have taken to produce a comprehensive guidebook to the house and area and with their time. We are contemplating buying somewhere in France and they were so generous and helpful with their time and benefit of their experiences. Communications were also excellent. Do not hesitate to book, you will love this place and the surrounding area

Have to say that we have just had a fantastic stay at Lamourache Nord, in the Les Oliviers Gite!! Absolutely immaculate, with our own equally immaculate pool!! Everything we required was in the gite without having to ask, included a fantastic welcome pack, (the best we have ever experienced!). Andrew and Sarah were the perfect hosts and nothing was too much trouble! Would absolutely recommend staying here in a heartbeat!! WE WILL DEFINITELY BE RETURNING AGAIN SOON!!

We have just spent two fabulous weeks in this gite and I would highly recommend it.
The gite is modern and very well furnished, equipped with everything you could possibly need for a relaxing stay. It has the most amazing views and watching the sunset each evening was an added bonus.
Sarah and Andrew are the most amazing hosts, very helpful regarding places to visit and suggesting places to stay.
All in all a most enjoyable stay and definitely a place I would return to.

Nous (5 personnes avec grands ados) avons passé un séjour exceptionnel dans le gîte. Du check-in au check-out, Sarah a toujours été disponible, flexible et d’excellent conseil tout en étant très discrète.
Le gîte se trouve sur un magnifique terrain arboré, au calme, surplombant les alentours et offrant une vue imprenable sur les environs (les couchers de soleil sur le chateau de Duras sont magnifiques). Tout est fait pour que l’expérience soit la plus confortable: grande piscine, salon de jardin, tables extérieures etc. privés au gite et quotidiennement entretenus.
La maison a été récemment rénovée avec beaucoup de goût. L’équipement est vraiment complet (draps de bains fournis, grand panier de bienvenue…) et tout est extrêmement confortable et propre.
Nous avons beaucoup d’expériences de locations et n’avons jamais eu de telles prestations (ex: le linges a été changé après une semaine).
Merci pour tout, ce fut un plaisir de découvrir la région dans ces conditions. Nous reviendrons!

We (5 people with big teenagers) had an exceptional stay in the cottage. From check-in to check-out, Sarah was always available, flexible and excellent advice while being very discreet.
The cottage is on a beautiful wooded lot, quiet, overlooking the surroundings and stunning views of the surroundings (the sunsets over the castle of Duras are magnificent). Everything is done to make the experience the most comfortable: large swimming pool, garden furniture, outdoor tables etc. private to the cottage and maintained daily.
The house has been recently tastefully renovated. The equipment is really complete (bath sheets provided, large welcome basket…) and everything is extremely comfortable and clean.
We have a lot of rental experiences and have never had such services (ex: the linens were changed after a week).
Thank you for everything, it’s a pleasure to discover the region in these conditions. We’ll be back!

As a family of 4 visiting France for summer, we can’t recommend Sarah’s gite highly enough. Absolutely beautiful location, vast and well-kept grounds, a lovely pool and pristine inside space. All the amenities you need for a holiday plus many extra benefits. Sarah was an extremely proactive, helpful and friendly host – no favour to big or small. We travelled with two young kids who adored their time here. The local village and town are charming with their night markets and the whole area is a stunning place to visit. We hope to visit again next summer!

Your super hosts are Sarah and Andrew, offering an authentic taste of France in their carefully restored gites.
There’s everything you need for a relaxing week with swimming pools, table tennis, badminton or just put your feet up and relax in the hot sunshine.
The local village has a bakery, shop and bar and hosts an open air music and food event on Fridays in the summer.
Locally you can find Duras chateau, Markets, bistros, chocolatier, Berticot wine emporium, kayaking, dune de pilat.

Sarah and Andrew are warm, kind, very friendly, fun, and present when we needed but also mindful to give us privacy. We had a truly wonderful stay at Sarah’s place. The house is beautiful, the views are incredible, and the pool is perfect.
What really stands the Gite apart is Sarah’s attention to details – she’s thought of every little thing you could need to make you feel truly at home – fluffy towels, all the kitchen bits you could need, great tv and Wi-Fi, and the comfiest beds! They are fantastic hosts – there if you need them, but very respectful of privacy.
Great location for day trips – Bergerac etc, but Eymet and Duras are truly lovely.
