La Roseraie is an oasis for relaxation, spacious holiday home with 3 bedrooms, ground floor bedroom, shower room and wc. Garden with pleasant rural views, shared pool with the owners. Near Bordeaux, Bergerac, Saint Emilion and the Dordogne in south west France.

This holiday cottage is primarily aimed at adults (children aged 16 and over welcome). Babies welcome aged 18 months and younger.
The swimming pool is shared with the welcoming owners who use it on an occasional basis.

Offering comfortable holiday accommodation; there are three bedrooms in total, one of which is on the ground floor with its own ensuite shower and WC. On the upper floor the two double bedrooms (options to be twin rooms) share a shower room and a separate WC.
There is a kitchen and dining area also with an exterior dining space. The gite has its own private garden to the rear and its own private driveway / parking area. The pool and sun terrace are shared with the welcoming owners who tend to use it for the occasional dip to cool off.

The gite, La Roseraie is attached to the owner’s beautiful home. They have their own area and entrance/driveway and are on hand if you need anything but afford guests privacy of their own space.

The extensive main gardens are shared with the owners; there is a range of mature trees with rural views over the valley below.

Fresh bread from the local boulangerie at St Ferme is just 1.3km (0.75 miles) away, an easy 15 minutes walk along a quiet rural road with vine yards on either side, the roads locally are great for cycling.
The house is set 6km (4 miles) from the XIII century bastide town of Monsegur (33). A comprehensive supermarket and petrol station are located here. The stone vaulted market square is host to restaurants, cafés, bars, boulangerie, pharmacie, banks with ATM’s, pizzeria with live music on a regular basis, supermarket, weekly traditional French market and a night market during the summer.
There are many festivals and events on throughout the region including the annual Jazz festival held in early July in Monsegur.
Duras (47) is very similar to Monsegur and has a nice chateau to visit, just 13km away (8 miles).

The living room has a vaulted double height ceiling, doors and a large picture window to the pretty garden. Satellite TV and DVD player.  Stairs lead to the balcony style landing and bedrooms. Door leading to the private garden.

This lovely, characterful bedroom with a king size double bed (150cm x 200cm) has a beamed ceiling. En-suite shower room with hand basin, heated towel rail and WC. Door leading out onto the private garden.

Bedroom 2 – Upper floor
Double or twin bedroom, king size (160cm x 190cm with option for twin beds 80cm x 190cm each) with window looking out to the front of the property and gardens.

Bedroom 3 – Upper floor
Double or twin bedroom, king size (160cm x 190cm with option for twin beds 80cm x 190cm each) located next to bedroom 2 with window looking out to the front of the property and gardens.

A balcony landing with desk and chair makes an ideal reading or office space which looks over the living room.

The gardens and the swimming pool

9m x 4m pool with Roman end steps and a large sun terrace with loungers. The pool is protected by an alarm.

The pool is shared with the welcoming owners who use it on an occasional basis.

The large gardens wrap around the entire property and offer a combination of landscaped areas and wild meadow with far reaching rural views of the valley below, the gite has its own private garden, whilst the main gardens are shared with the owners.

Cleaning/towels/linen

Bed linen, bath and pool towels are included in the price. A weekly change of linen will be supplied for stays of 2 weeks or longer.

Other facilities

For guests who are less mobile, some of the property is on the ground floor including one double bedroom with shower room and WC, all without steps.   There is direct access to the private garden via the bedroom, lounge or the kitchen. There are not many steps around the property. Please contact us for more detailed information if required.

Located in the heart of the Bordeaux famous wine region where there are plenty of vineyards for tastings and tours. The picturesque towns of Duras and Monsegur are a short drive to excellent dining and shopping and the local farmhouses and countryside perfect for exploring.

Coast / Beach

A fresh water lake with sandy beach at Blasimon is just 16km away and is a popular attraction to take children for a day out. The gently shelving sand provides a safe, fun environment for splashing around and cooling off in the heat of the summer sun. Blasimon lake.

The famous sandy bay at Arcachon (126km) with Europes tallest sand dune, Dune du Pilat. This is the start of a 150 mile long sandy beach south past Biscarosse, or while the day away meander your way around Arcachon and enjoy a relaxing lunch in one of the many French restaurants.

La Roseraie is situated near the towns of Monsegur (5km) and Duras (12km) in the region of Aquitaine within the Bordeaux wine region and on the borders of the Dordogne, Gironde and Lot et Garonne, France.

Bordeaux city centre is a 65km drive to the west and Bergerac is 50km to the east, Saint Émilion 38km north.

This is the ideal base from which to explore South West France. Located in the region of Aquitaine on the 3 borders of Gironde / Dordogne / Lot et Garonne and is considered to be one of the most picturesque areas of France.

This region is famous for its wines and wonderful gastronomy. Whether you are in St. Emilion, Pomerol, Blaye, The Médoc, Entre Deux Mers, Bourg, Graves or Sauterne the wines of the region are without doubt some of the very best in the world!
There are local producers near this holiday home that offer very good quality produce at a very reasonable price.

The gently rolling countryside is a pleasure to explore, with excellent roads winding their way through fields and vineyards. Perfect cycling country!

Monsegur and Duras are ancient Bastide towns set around a market square which are host to weekly markets and also a weekly night market during the peak summer season. There is a good selection of shops including cafes, bars and a pizzeria which host’s weekly live music.
There is also Cinema Eden in Monsegur, which does show international films in their original language version (VO), a selection of English speaking films with French subtitles.

The market squares are also hosts the many festivals and events throughout the year.

Wine and Gastronomy

So many Vineyards and wine tastings in the area.
The Bordeaux wine region has 21 appellations. Visit some of the many local Caves and Chateau who offer free tastings and tours while you choose a bottle or two.

Not to be missed is the world famous St Emilion. A designated world heritage site and is truly stunning. Explore characteristic narrow lanes lined with wine merchants, cafes, restaurants and interesting independent shops. A guided tour of the monolithic church is highly recommended.

Follow Rick Steins French Odyssey (Bordeaux to Bazas) trail across this region and encounter some of the best culinary experiences France has to offer.

Bordeaux

This designated world heritage site is a must for all visitors. This cosmopolitan city offers a diverse range of attractions. The golden triangle has a fabulous range of shops for those shopaholics.
A rich variety of architecture forms the backdrop for the street cafe’s, restaurants, bars and not forgetting the superb Grand Theatre.

Chocolate

Yes we believe chocolate is also an activity… we often have to visit and make sure the quality is up to standard so we can continue to recommend this.
Maison Guinguet gourmet chocolate, they have a very nice shop to visit next to their artisan factory. 2km from Duras.

Public tennis courts

Good quality courts are located in Monsegur, Duras & St Sernin de Duras and are usually booked via the local tourist information office.

Canoeing and kayaking

Canoe hire is available on the rivers. The river Dropt winds through the valley with a slow flow on it.
The Dordogne river at Sainte Foy has a faster pace but has plenty of canoe hire opportunities and literally just go with the flow and be picked up further down stream. Of course the easiest way is a boat trip and let some one else do the work.

There are many pay and play golf courses within the area, the best being the beautiful Chateau Des Vigiers Golf and Country Club 31km. Most villages and towns hold weekly markets full of fresh and interesting local produce. An ideal place to pick up your holiday mementoes and gifts.
Both Monsegur and Duras also have night markets during the summer where you can eat and have a drink as well as browse the many stalls.

Duras: Every Monday from 8.30 to 14:00 (closes at 12:00 from September to June). Nice market, excellent Organic veg’s & fruit producer. Excellent organic goat cheese producers too… Foie gras, Magrets and many stands of food/non food.
Allemans du Dropt (23km): Every Sunday morning.
Sainte Foy La Grande (23km): Every Saturday from 8.30 to 12:00. Quite big market with excellent producers.
Monségur: Every Friday from 8.30 to 12. Nice small market with good fish stand and butcher.
Issigeac (54km): Every Sunday morning.
Eymet (33km): Every Thursday morning.

Night markets

From 1st of July till End of August, very successful, where you can eat and dance, with many craft and food stands. Go early if you want to park close to the village.
Duras (12km) Night market: Every Thursday evening till end of August.
Lévignac de Guyenne (17km) Night market: Every Friday evening till end of August.
Monsegur (5km) Night market. Every Wednesday evening till mid of September.

Supermarkets

Carrefour Contact supermarket – just out of Duras on the direction of Sainte Foy La Grande. Small but very well stocked (includes English part). Open from 8am to 8pm nonstop from Mondays to Saturdays. Sundays from 9am to 1pm.

We had a lovely week at this comfortable, spacious gite in the middle of beautiful countryside. The swimming pool was situated on a sunny terrace with stunning views in every direction. Absolutely perfect for relaxing!
