Lamounau Gite is a 3 bedroom barn conversion with a private swimming pool, Air conditioning, ideal for reduced mobility, garden and rural views over the valley below. Set between Bordeaux, Bergerac, Saint Emilion and the Dordogne in south west France.

Located within a short drive of the ancient Bastide town centres of Monsegur (Gironde) and Duras (Lot et Garonne), both towns have bars, restaurants, banks, shops and supermarkets. Weekly farmers markets and summer night market in both towns as well as other local towns. Lévignac-de-Guyenne is the closest town and the largest town in the area is Marmande, both a short drive away.

An ideal holiday gite to experience this region of southwest France

Lamounau Gite, within a short drive you can find markets and shops for your daily needs, bars and restaurants, or outdoor activities such as horse-riding, kayaking and crazy golf, an animal park with play and picnic and animal parks.
There are atmospheric night markets during the summer season, with a wide choice of food stalls, arts and crafts, local specialities and live entertainment.

The beautiful towns of Bergerac and Bordeaux are just 55 and 90 minutes away respectively.

Bedrooms

Comfortably sleeping 6 over 3 bedrooms, plus 1 on a double sofa bed, 3 shower rooms one of which has a bath, 3 WC.
Up to 7 persons in total including children (over the age of 18 months at the time of rental)

All 3 bedrooms are air-conditioned, hairdryer and have electric fans. USB charging points in all bedrooms. Electric towels rails in the bathrooms.

Bed linen, bath towels, pool towels and bathrobes are provided.
A complimentary extra supply of bed linen and bath towels will be provided for bookings of 2 weeks or more.

Bedroom 1 – Upper floor, super king-size bed 160 x 200cm, air-conditioned. Twin aspect valley views. Ensuite walk-in shower, bath, washbasin and wc.
Bedroom 1 has its own staircase, from the kitchen.

Bedrooms 2 and 3 have their own staircase from the lounge.

Bedroom 2 – Upper floor, double bed 140 x 190cm, air-conditioned.
Next to a shared shower room with a washbasin and wc.

Bedroom 3 – Upper floor, 2 single beds 90 x 190cm, twin aspect windows, air-conditioned.
Next to a shared shower room with a washbasin and wc.

A 3rd shower room and wc are on the ground floor accessed from the lounge.

Reduced mobility, wheelchair friendly

For flexibility, there is a double sofa bed in the lounge, to an extent the property is wheelchair accessible using this sofa bed.

The whole of the ground floor is on one level and without steps, the doorways out to the 2 terraces are flat and do not have steps. The lounge has a sofa bed, off from this room is a wet room shower and wc.
There are not any adaptations to the house for a chair user.
Ground floor wet room shower: Measures 1.4 metres x 2.5 metres. The door measures 77.5cm. The narrow point between the sink and the wc is 69cm. Within the lounge the narrow point is between the sofa and the corner of the wall, this measures 74cm.

Babies

(aged 18 months or younger at time of rental):
There is 1 cot with bedding supplied, 1 high chair and stair gates. Bed guard for toddlers.

Lounge

Large Tv with Freesat English speaking channels and also French-speaking tv. Games console, DVD player, Netflix.
Wifi is throughout the property, internet speed is approximately 2 / 4GB download.
Electric radiators throughout the house.

Dining area and kitchen

Modern fitted kitchen open plan space with sofa and dining table that easily sits 6.

Double doors open to the decked terrace and the pool area, far-reaching views from the dining table.
Facilities include a dishwasher, drinks refrigerator, large double American style fridge freezer, Senseo coffee machine and a cafetiere. 4 ring gas hob, electric oven, there is a microwave in the utility room.

Smoke alarms, carbon monoxide, fire blanket and first aid kit.

Private pool

Chlorine pool with a step ladder into the pool. The pool measures 6.10m x 3.75 and is
1.2 deep.
The pool is cleaned regularly and is secured by an alarm.

Private terraces and garden

Leading through the double doors from the kitchen is a full width decked terrace with a private pool. There are plenty of sun loungers, table and chairs for dining and a shaded covered area with rattan furniture.
Far-reaching countryside rural valley views, a perfect place to see the sun setting.
A further terrace and small garden from the lounge with a table and chairs, ideal for the morning easterly sun.
There are both gas or charcoal BBQs.

Driveway

Ample parking for up to 3 or 4 Cars if needed and of course lots of space for boules.

Golf pitch and putt

Your own private golf pitch and putt style course with 4 holes, very simple and great fun, ideally for pitching and maybe just nearest the hole. A few clubs are available at the property. (This is not a golf course, these are not putting greens)

Location

Situated on an elevated position on the edge of a very small village with just a church and rural views.
5km to Escassefort with a good boulangerie and a small cafe bar-restaurant.

8km to Lévignac-de-Guyenne with a small Epicerie (grocery store), post office, pharmacy, boulangerie, Tabac and Hairdresser.

14km – Duras is a small historical hilltop market town with shops, cafe bars and restaurants
Monday morning farmers market throughout the year, Thursday night market (Summer Season). Supermarket, fuel station and a bank with a cash machine.
The chateau is definitely worth a visit.

12km – Marmande is a medium-sized riverside town with a park, cafe bars and restaurants, train station, large hypermarkets and the mainstream shops and supermarkets etc.

Located in the heart of the Bordeaux famous wine region where there are plenty of vineyards for tastings and tours. The picturesque towns of Duras and Monsegur are a short drive to excellent dining and shopping and the local farmhouses and countryside perfect for exploring.

The local area and what to do, Monsegur / Duras, Bordeaux and the Dordogne, France

Lamounau Grange holiday gite is set in a quiet village in southwestern France, with an old Church and a Mairie but little else, so is very peaceful for most of the year.
Short drive to shops and restaurants in historical towns.

Activities

Beach, water sports

Riverside Park and beach at Marmande 12km, La Filhole. Stoney beach by the river, pleasant park area with walks, grass areas, woods, shaded picnic areas, wc and parking.

A freshwater lake with a sandy beach 38km at Blasimon.

Visit Europe’s largest sand dune 150km, the Dune du Pilat where both the climb and the views will take your breath away! Reward yourself by feasting on fresh seafood around the Bay of Arcachon or take the ferry to Cap Ferret and feel the sand between your toes whilst you enjoy oysters and chilled white wine.

Aqua Park is 46km located near Bergerac. Beach, canoeing and a water park.

Canoeing and kayaking

Canoe hire is available on the rivers. The river Dropt winds through the valley with a slow flow on it.
The Dordogne river at Sainte Foy has a faster pace but has plenty of canoe hire opportunities and literally just go with the flow and be picked up further downstream. Of course, the easiest way is a boat trip and let someone else do the work.

Yes, we believe chocolate is also an activity… we often have to visit and make sure the quality is up to standard so we can continue to recommend this.
Maison Guinguet gourmet chocolate, they have a very nice shop to visit next to their artisan factory. Just 14km away, near Duras.

There are many pay and play golf courses within the area, the best being the beautiful Chateau Des Vigiers Golf and Country Club 33km. The chateau dates back to 1597 and is set in 450 acres of stunning countryside. Facilities also include a fine restaurant and a relaxing beauty spa. The area

Nearby Lévignac-de-Guyenne (just 8km) has a convenience store, post office, bakery, doctor’s surgery and pharmacy.

The popular tourist town of Duras, with shops, bars and restaurants and its castle to explore, is just 14km, or 11km in the other direction is Marmande with all mainstream facilities, motorway and rail links to Bordeaux, Toulouse and beyond.

There are markets virtually every day in the surrounding towns and villages, great for stocking up with all those French goodies for your holiday. They fill the streets with the lovely atmosphere you would expect “au marché”. Night Markets take place through July and August, with music, food and a variety of stalls to browse.

For the culture vulture, the towns of Agen, Bergerac and Bordeaux are well worth a visit, as are the many bastide (fortified) villages that line the river valleys.

And then, of course, there’s the wine! We are surrounded by the vineyards of Cotes de Duras and Cotes Marmandais, with St Emilion, Graves and Bergerac appellations less than an hour away.

Finally, for that day at the seaside, the Atlantic beaches are just an hour and three quarters away.

Situated near the towns of Monsegur and Duras in the region of Aquitaine within the Bordeaux wine region and on the border of the Dordogne, Gironde and Lot et Garonne, France.

Bordeaux city centre is 84km west, Bergerac is 50 minutes to the east and Saint Emilion 60 minutes north.

This is the ideal base from which to explore South West France. Located in the region of Aquitaine on the 3 borders of Gironde / Dordogne / Lot et Garonne and is considered to be one of the most picturesque areas of France.

The gently rolling countryside is a pleasure to explore, with excellent roads winding their way through fields and vineyards. Perfect cycling country!

Monsegur (16km) and Duras (14km) are ancient Bastide towns set around a market square which are host to weekly markets and also a weekly night market during the peak summer season. There is a good selection of shops including cafes, bars and a pizzeria which host’s weekly live music.
There is also Cinema Eden in Monsegur, which does show international films in their original language version (VO), a selection of English speaking films with French subtitles.

The market squares also host many festivals and events throughout the year.

Wine and Gastronomy

The Bordeaux wine region has 21 appellations. Visit some of the many local Caves and Chateau that offer free tastings and tours while you choose a bottle or two.

Not to be missed is the world-famous Saint Emilion, just a short drive away. A designated world heritage site and is truly stunning. Explore characteristic narrow lanes lined with wine merchants, cafes, restaurants and interesting independent shops. A guided tour of the monolithic church is highly recommended.

Follow Rick Stein’s French Odyssey (Bordeaux to Bazas) trail across this region and encounter some of the best culinary experiences France has to offer.

Bordeaux

This designated world heritage site is a must for all visitors. This cosmopolitan city offers a diverse range of attractions. The golden triangle has a fabulous range of shops for those shopaholics.
A rich variety of architecture forms the backdrop for the street cafes, restaurants, bars and not forgetting the superb Grand Theatre.

Dordogne

The Dordogne is just one of the many places to visit for day trips. Anything from Canoeing or boat trips on the Dordogne river to exploring ancient villages.

Local markets and supermarkets

Markets:
Most villages and towns hold weekly markets full of fresh and interesting local produce. An ideal place to pick up your holiday mementoes and gifts too.

Duras (11km): Every Monday from 8.30 to 14:00 (closes at 12:00 from September to June). Nice market with excellent organic fruit and veg, organic goats cheese, foie gras and a selection of other stalls.

Allemans du Dropt (16km): Every Sunday morning.

Sainte Foy La Grande (37km): Every Saturday from 8.30 to 12:00. Big market with excellent producers and winner of “Favourite French Market” in 2014.

Monségur (16km): Every Friday from 8.30 to 12. Nice a small market with a particularly good fish stall.

Issigeac (43km): Every Sunday morning. Extremely popular. Top tip – arrive early!

Eymet (22km): Every Thursday morning. Medieval town.

Night markets:
Both Monsegur and Duras also have vibrant night markets during the peak summer months grab a bite to eat from one of the stalls and enjoy your food with a drink at one of the bars. There’s usually musical entertainment which creates a lively atmosphere.

The cottage is very well renovated and well equipped: you can really feel the attention there has been and it is nice to see lots of details that make the house warm. The view is splendid and the calm is perfect: the large lot is ideal for young children. Neil and David were excellent hosts: available, kind and helpful! The place is perfect for those who want to recharge their batteries in the heart of nature …
