Built in 1813 Le Verger has been renovated into a beautiful holiday home, nestled amongst 4 acres of private grounds in a secluded and quiet situation, complete with a private swimming pool, and air conditioning in 3 bedrooms. Situated in south west France.
Set just 5km from the picturesque small town of Lauzun, 6km from Miramont de Guyenne or 9km from Eymet on the Dordogne border, all these towns have shops and restaurants.
The nearest large supermarket is Intermarché, 24 Rue du Bourg, 47800, Saint-Pardoux-Isaac, near Miramont de Guyenne. 6.4km.
The private pool offers a welcome place to cool off in the summer sunshine whilst taking in the country views. There is even an orchard full of different trees where you pick your own fruit in season.
Le Verger is an idyllic place to enjoy a holiday in this beautiful region. From the moment you walk through the front door you fall in love with it’s charm, character, light and space.
Comprising of 5 bedrooms, 3 bathrooms, comprehensive kitchen/diner, utility room and grand salon . *The upper floor bedrooms are air conditioned.
A pretty veranda provides a relaxing spot to escape the mid-day sun in between a cooling dip in the private 10m x 5m swimming pool. A further outside eating space is located just outside the kitchen door where dappled shade can be found under mature trees.

A pretty double aspect room with King size bed (160cm x 200cm) and sofa (converts to a double sofa bed, providing extra sleeping space). Located next to a bathroom with shower cubicle, bath and wash basin, There is also a separate wc next to this room.

Romantic bedroom in the eaves of the house with double bed (140cm x 190cm) and views over the front garden and pool area. En-suite shower room with shower cubicle, wash basin and wc. Mosquito nets over the window. Air conditioned.

Twin room or office – (Bedroom 5) ground floor
Filled with light this twin bedroom doubles as an office with a desk. The window overlooks the front of the house and gardens and there is also a door leading into the garden. There is a wc opposite this room and a shower room down the corridor with shower cubicle, wash basin and wc.
Three bathrooms in total plus two separate wc.
There is one en-suite shower room with a wc on the upper floor and two shower rooms on the ground floor (one with a bath). A total of 4 wc over the entire property, two of which are separate.
The well stocked kitchen has a good range of facilities including a dishwasher, range cooker with 5 gas rings, double electric oven/grill and Plancha grill, American style fridge/freezer with ice maker, microwave, bread machine and double sink overlooking the garden. Dining table seating up to 8-10 people.
Laundry area with washing machine, tumble dryer, iron/ironing board.
The comfortable and calming lounge has a large feature fireplace with wood burning stove, an original stone sink built into the wall dates back to when the house was built, TV with UK Satellite channels, DVD Player and Bose Bluetooth sound bar. French doors that open onto the terrace and wonderful gardens.
Bed linen, bath towels and pool towels are provided and included in the price.
Enjoy breakfast on the patio at the front of the house overlooking the pretty, well maintained grounds or take lunch under the shady covered veranda which has a table and chairs for 10 people. A large gas BBQ is great for alfresco dining and there is additional outside furniture for relaxing in the shade. Table tennis provides great entertainment and the large grounds offer space for children to play.
To add to all of this Le Verger has a private orchard where you are welcome to pick your own fruit including figs, cherries, apricots, quince, apples and a selection of nuts.
The 10m x 5m pool is 1.1m – 1.8m deep with walk-in roman steps, sun terrace and loungers. The pool is situated in front of the house on the other side of a hedge and is protected by an alarm.
The owners have thoughtfully provided a cot, highchair and buggy. Please book at time of reservation.
Shops and supermarkets in France close at lunch time on Sundays. The house manager provides a full shopping service on request for a charge of €25 per hour plus displacement. Contact details provided with arrival instructions or please contact us.
A private cook is also available who also offers gastronomic experiences and wine tours. French and English spoken.
Delivered to the door with all safety equipment supplied, electric cycles are also available in the area.

The local area and what to do, Eymet / Monsegur / Duras, Bordeaux and the Dordogne, France
Situated near the towns of Lauzan (6km) Eymet (9km) and Miramont de Guyenne (6km) in the region of Aquitaine within the Bordeaux wine region and on the border of the Dordogne, Gironde and Lot et Garonne, France.

Bordeaux city centre is 119km drive drive to the west and Bergerac is 33km to the north, St Emilion 69km north west.
This is the ideal base from which to explore South West France. Located in the region of Aquitaine on the 3 borders of Gironde / Dordogne / Lot et Garonne and is considered to be one of the most picturesque areas of France.
The gently rolling countryside is a pleasure to explore, with excellent roads winding their way through fields and vineyards. Perfect cycling country!
Eymet, Monsegur and Duras are ancient Bastide towns set around a market square which are host to weekly markets and also a weekly night market during the peak summer season. There is a good selection of shops including cafes, bars and a pizzeria which host’s weekly live music.
There is also Cinema Eden in Monsegur, which does show international films in their original language version (VO), a selection of English speaking films with French subtitles.
The market squares are also hosts the many festivals and events throughout the year.
Wine and Gastronomy
The Bordeaux wine region has 21 appellations. Visit some of the many local Caves and Chateau who offer free tastings and tours while you choose a bottle or two.
Not to be missed is the world famous Saint Emilion, just a short drive away. A designated world heritage site and is truly stunning. Explore characteristic narrow lanes lined with wine merchants, cafes, restaurants and interesting independent shops. A guided tour of the monolithic church is highly recommended.
Follow Rick Steins French Odyssey (Bordeaux to Bazas) trail across this region and encounter some of the best culinary experiences France has to offer.
This designated world heritage site is a must for all visitors. This cosmopolitan city offers a diverse range of attractions. The golden triangle has a fabulous range of shops for those shopaholics.
A rich variety of architecture forms the backdrop for the street cafe’s, restaurants, bars and not forgetting the superb Grand Theatre.
The Dordogne is just one of the many places to visit for day trips. Anything from Canoeing or boat trips on the Dordogne river to exploring ancient villages.
Most villages and towns hold weekly markets full of fresh and interesting local produce. An ideal place to pick up your holiday mementoes and gifts.

A fresh water lake with sandy beach at Blasimon is just 52km away and is a popular attraction to take children for a day out. The gently shelving sand provides a safe, fun environment for splashing around and cooling off in the heat of the summer sun. Blasimon lake.

Visit Europe’s largest sand dune 170km, the Dune du Pilat where both the climb and the views will take your breath away! Reward yourself by feasting on fresh seafood around the Bay of Arcachon or take the ferry to Cap Ferret and feel the sand between your toes whilst you enjoy oysters and chilled white wine.

Yes we believe chocolate is also an activity… we often have to visit and make sure the quality is up to standard so we can continue to recommend this.

Canoeing and kayaking
Canoe hire is available on the rivers. The river Dropt winds through the valley with a slow flow on it.
The Dordogne river at Sainte Foy has a faster pace but has plenty of canoe hire opportunities and literally just go with the flow and be picked up further down stream. Of course the easiest way is a boat trip and let some one else do the work.

There are many pay and play golf courses within the area, the best being the beautiful Chateau Des Vigiers Golf and Country Club 28km. The chateau dates back to 1597 and is set in 450 acres of stunning countryside. Facilities also include a fine restaurant and relaxing beauty spa.
