Maison La Ganne is a 3 bedroom stone built holiday villa with a large private heated salt swimming pool which has far reaching views of Monsegur and Duras. Set by near the small village of Baleyssagues, situated between Bordeaux, Bergerac and Saint Emilion near the border of the Dordogne in the heart of the Bordeaux wine region, making this an ideal location to explore this beautiful region of south west France.
Recently renovated as a family home Maison La Ganne offers comfortable accommodation over 175m2 and 3700m2 of land with stunning views over the valley below. Within a short drive of the ancient Bastide town centre’s of Monsegur 10km (Gironde) and Duras 4km (Lot et Garonne), both towns have bars, restaurants, banks, shops and supermarkets as well as weekly farmers markets and night market in the peak summer months.
Twin aspect windows with views of the orchard next door and the garden and valley below. Two comfortable sofas are set around a log burner. Wide screen TV with Freesat English satellite channels and DVD Player.
The modern kitchen is a good size and has a window overlooking the garden – a nice view whilst making morning coffee. Well equipped with with a 5 ring gas hob, single electric oven, extractor fan, fridge/freezer, kettle, toaster, two cafetieres and microwave. The kitchen table can seat 6.
A separate utility room off the kitchen has a sink, dishwasher and washing machine.
The dining room is cool and airy with double height ceiling, exposed beams and a mix of stone and plastered walls. The dining table comfortably seats 6 and is set around a fireplace with a wood burner. Large French double glazed doors to the garden.
All situated on the upper floor with far reaching views over the front garden, pool and valley.
Each bedroom is equipped with a hairdryer and room fan.
Bedroom 1: King size bed (160cm wide, 200cm long). Wooden floor, exposed oak beams and fitted wardrobe.
Bedroom 2: Twin beds (90cm x 200cm). Wooden floor, exposed oak beams and wardrobe.

A cot with mattress (please take your own cot linen), high chair and stair gates can be provided, please request at time of booking.
Bathroom & shower room
Ground floor: Fully tiled bathroom with modern suite comprising a large bath, wc, wash basin and separate walk-in shower.
Upper floor: Fully tiled shower room with wc, wash basin and modern corner shower.
The mezzanine area looks over the dining room and has a stone feature wall and a desk.
Note: There is a beam at the top of the stairs by the mezzanine which is 1.67m high (5ft6). All doorways are standard height and other beams are above door height.
Bed linen, bath towels and pool towels are provided and included in the price.
Private heated salt pool
Private heated 12m x 6m salt water swimming pool is secured by an alarm. Surrounded by a paved terrace with 6 sun loungers and 3 parasols for shade. There are steps within the pool in one corner, approximate depth of the pool is between 1.1m – 1.8m.
Mature gardens surround the property on three sides with an orchard on the fourth side. Large lawned area with lots of space for games or just relaxing looking at the stunning views. The front of the house, lawn and pool area faces due south so is in the sun all day, there are areas in the garden that are shaded.

Covered area with table tennis, dart board and the gravel drive is ideal for boules.

A fresh water lake with sandy beach at Blasimon is 30 minutes away.

Maison La Ganne is situated near the towns of Monsegur (11km) and Duras (4km) in the region of Aquitaine within the Bordeaux wine region and on the borders of the Dordogne, Gironde and Lot et Garonne, France.
Bordeaux city centre is a 72km drive to the west and Bergerac is 43km to the east, Saint Émilion 41km north.
This is the ideal base from which to explore South West France. Located in the region of Aquitaine on the 3 borders of Gironde / Dordogne / Lot et Garonne and is considered to be one of the most picturesque areas of France.
This region is famous for its wines and wonderful gastronomy. Whether you are in St. Emilion, Pomerol, Blaye, The Médoc, Entre Deux Mers, Bourg, Graves or Sauterne the wines of the region are without doubt some of the very best in the world!
There are local producers near this holiday home that offer very good quality produce at a very reasonable price.
Monsegur and Duras are ancient Bastide towns set around a market square which are host to weekly markets and also a weekly night market during the peak summer season. There is a good selection of shops including cafes, bars and a pizzeria which host’s weekly live music.
There is also Cinema Eden in Monsegur, which does show international films in their original language version (VO), a selection of English speaking films with French subtitles.
The market squares are also hosts the many festivals and events throughout the year.
Wine and Gastronomy
The Bordeaux wine region has 21 appellations. Visit some of the many local Caves and Chateau who offer free tastings and tours while you choose a bottle or two.
Not to be missed is the world famous St Emilion (40km), just a short drive away. A designated world heritage site and is truly stunning. Explore characteristic narrow lanes lined with wine merchants, cafes, restaurants and interesting independent shops. A guided tour of the monolithic church is highly recommended.

This designated world heritage site is a must for all visitors. This cosmopolitan city offers a diverse range of attractions. The golden triangle has a fabulous range of shops for those shopaholics.
A rich variety of architecture forms the backdrop for the street cafe’s, restaurants, bars and not forgetting the superb Grand Theatre.

Visit Europe’s largest sand dune (approximately 160km), the Dune du Pilat where both the climb and the views will take your breath away! Reward yourself by feasting on fresh seafood around the Bay of Arcachon or take the ferry to Cap Ferret and feel the sand between your toes whilst you enjoy oysters and chilled white wine.

Yes we believe chocolate is also an activity… we often have to visit and make sure the quality is up to standard so we can continue to recommend this.
Maison Guinguet gourmet chocolate, they have a very nice shop to visit next to their artisan factory. 2km from Duras.
Canoeing and kayaking
Canoe hire is available on the rivers. The river Dropt winds through the valley with a slow flow on it.
The Dordogne river at Sainte Foy has a faster pace but has plenty of canoe hire opportunities and literally just go with the flow and be picked up further down stream. Of course the easiest way is a boat trip and let some one else do the work.

There are many pay and play golf courses within the area, the best being the beautiful Chateau Des Vigiers Golf and Country Club 22km. The chateau dates back to 1597 and is set in 450 acres of stunning countryside. Facilities also include a fine restaurant and relaxing beauty spa. Most villages and towns hold weekly markets full of fresh and interesting local produce. An ideal place to pick up your holiday mementoes and gifts.
Both Monsegur and Duras also have night markets during the summer where you can eat and have a drink as well as browse the many stalls.
Duras: Every Monday from 8.30 to 14:00 (closes at 12:00 from September to June). Nice market, excellent Organic veg’s & fruit producer. Excellent organic goat cheese producers too… Foie gras, Magrets and many stands of food/non food.
Allemans (19km): Every Sunday morning.
Sainte Foy La Grande (21km): Every Saturday from 8.30 to 12:00. Quite big market with excellent producers.
Monségur: Every Friday from 8.30 to 12. Nice small market with good fish stall and butcher.
Issigeac (54km): Every Sunday morning.
Eymet (28km): Every Thursday morning.
From 1st of July till End of August, very successful, where you can eat and dance, with many craft and food stands. Go early if you want to park close to the village.
Duras (7.5km) Night market: Every Thursday evening till end of August.
Lévignac de Guyenne (13km) Night market: Every Friday evening till end of August.
Monsegur (8km) Night market. Every Wednesday evening till mid of September.
