Le Boucaud is a tastefully renovated 280m2 detached stone house giving beautiful beautiful holiday accommodation in an idyllic rural setting of rolling green countryside, situated near Bordeaux, Bergerac, Saint Emilion and the Dordogne in south west France.

This spacious holiday home is surrounded by its own mature park of 2.5 acres, with panoramic views over the valley beyond. It is really a haven of peace and tranquillity and the harmonious mix of wood, stone and the light make this a truly stunning property.

The house is split into two providing spacious, flexible accommodation including an en-suite downstairs bedroom, the Main house and the Annex. You rent the entire property.

Le Boucaud, the main house, benefits from a vast open plan living / dining room with feature stone fireplace and wood burning insert and a beautiful bespoke staircase to the first floor. A glazed arched doorway opens onto a sunny terrace and garden. A modern fitted kitchen, which has all of the modern conveniences you would expect of a house of this standard. There is a separate reading room, three bedrooms, the master bedroom has an en-suite shower room, and there is a good sized family bathroom.

The annexe is attached to the main house with it’s own entrance and forms a self contained part of the property which offers a large living room with views over another aspect of the garden, shower room, separate WC, kitchen, three bedrooms, one of which is on the ground floor and has an en-suite shower room with wc. (Please note there is no inter-connecting door between the main house and annexe)

Outside there is a landscaped pool area with in-ground swimming pool and paved sun terrace with a range of mature trees and a covered terrace which is perfect for alfresco dining. Far reaching views over rural farmland and vineyard. There is a separate exterior covered area and a separate driveway/ parking area.

The house is set 4 miles from the XIII century bastide town of Monsegur (33). A comprehensive supermarket and petrol station are located here. The stone vaulted market square is host to restaurants, cafés, bars, boulangerie, pharmacie, banks with ATM’s, pizzeria with weekly live music, supermarket, weekly traditional French market and a night market during the summer.
There are many festivals and events on throughout the region including the annual Jazz festival held in early July in Monsegur 3 miles away.

The local roads are flanked by beautiful open countryside and vines; and are great for cycling.

The entire house and all facilities are for your exclusive use during your stay.

Main House

Open plan living/dining/kitchen:
The large open plan living space of Le Boucaud has lovely tiled floors and beamed ceilings and is the focal point of the house and provides a fantastic social space for cooking, dining and relaxing.  Comfortable sofas are set around the wood burning insert, whilst the large dining table (seats 8-10 people with additional table and chairs available in the annexe) offers the perfect inside dining space with views over the wonderful gardens.
There is a flat screen TV with Freesat UK Channels and Netflix.
The kitchen has a large breakfast bar, views over the garden and valley beyond and is well equipped.

Living Room:
The annexe living room has a vaulted double height ceiling, doors and picture windows to the garden. Satellite TV and DVD player.  Stairs lead to the balcony style landing and bedrooms.

A well equipped kitchen with dining table and chairs, door leads out to the front of the property.

Double bedroom (160cm x 190cm with option for twin beds 80cm x 190cm each) with window looking out to the front of the property and gardens..

Bedroom 6 – Upper floor
Double bedroom (160cm x 190cm with option for twin beds 80cm x 190cm each) located next to bedroom 2 with window looking out to the front of the property and gardens.

A balcony landing with desk and chair makes an ideal reading or office space which looks over the living room.

Baby facilities

1 cot and highchair can be provided on request. Please provide your own cot linen.

Outside and the private pool

9m x 4m pool with Roman end steps surrounded by mature planting and large sun terrace with loungers. The pool is protected by an alarm. (It is not fenced).

The large gardens wrap around the entire property and offer a combination of landscaped areas and wild meadow.
There are 2 shaded terrace areas, one with large exterior dining table and chairs to seat 12 people. The other has a selection of seating as a more relaxed chill out space with views over the pool. There is a gas and charcoal BBQ.


Bed linen, bath and pool towels are included in the price. A weekly change of linen will be supplied for stays of 2 weeks or longer.

Other facilities

For guests who have disabilities or restricted movement, some of the property is on the ground floor including one bedroom with shower room and wc. There are not many steps around the property. Please contact us if you require more detailed information.

Located in the heart of the Bordeaux famous wine region where there are plenty of vineyards for tastings and tours. The picturesque towns of Duras and Monsegur are a short drive to excellent dining and shopping and the local farmhouses and countryside perfect for exploring.

Coast / Beach

A fresh water lake with sandy beach at Blasimon is just 16km away and is a popular attraction to take children for a day out. The gently shelving sand provides a safe, fun environment for splashing around and cooling off in the heat of the summer sun. Blasimon lake.

The famous sandy bay at Arcachon (125km) with Europes tallest sand dune, Dune du Pilat. This is the start of a 150 mile long sandy beach south past Biscarosse, or while the day away meander your way around Arcachon and enjoy a relaxing lunch in one of the many French restaurants.

Le Boucaud is situated near the towns of Monsegur (5km) and Duras (12km) in the region of Aquitaine within the Bordeaux wine region and on the borders of the Dordogne, Gironde and Lot et Garonne, France.

Bordeaux city centre is a 65km drive to the west and Bergerac is 50km to the east, Saint Émilion 38km north.

This is the ideal base from which to explore South West France. Located in the region of Aquitaine on the 3 borders of Gironde / Dordogne / Lot et Garonne and is considered to be one of the most picturesque areas of France.

This region is famous for its wines and wonderful gastronomy. Whether you are in St. Emilion, Pomerol, Blaye, The Médoc, Entre Deux Mers, Bourg, Graves or Sauterne the wines of the region are without doubt some of the very best in the world!
There are local producers near this holiday home that offer very good quality produce at a very reasonable price.

The gently rolling countryside is a pleasure to explore, with excellent roads winding their way through fields and vineyards. Perfect cycling country!

Monsegur and Duras are ancient Bastide towns set around a market square which are host to weekly markets and also a weekly night market during the peak summer season. There is a good selection of shops including cafes, bars and a pizzeria which host’s weekly live music.
There is also Cinema Eden in Monsegur, which does show international films in their original language version (VO), a selection of English speaking films with French subtitles.

The market squares are also hosts the many festivals and events throughout the year.

Wine and Gastronomy

So many Vineyards and wine tastings in the area.
The Bordeaux wine region has 21 appellations. Visit some of the many local Caves and Chateau who offer free tastings and tours while you choose a bottle or two.

Not to be missed is the world famous St Emilion. A designated world heritage site and is truly stunning. Explore characteristic narrow lanes lined with wine merchants, cafes, restaurants and interesting independent shops. A guided tour of the monolithic church is highly recommended.

This designated world heritage site is a must for all visitors. This cosmopolitan city offers a diverse range of attractions. The golden triangle has a fabulous range of shops for those shopaholics.

Yes, we believe chocolate is also an activity… we often have to visit and make sure the quality is up to standard so we can continue to recommend this. It’s a tough job but someone has to do it.
Maison Guinguet is locally produced gourmet chocolate; they have a very nice shop to visit next to their artisan factory which is just 2km from Duras.

Public tennis courts

Good quality courts are located in Monsegur, Duras & St Sernin de Duras and are usually booked via the local tourist information office.

Canoeing and kayaking

Canoe hire is available on the rivers. The river Dropt winds through the valley with a slow flow on it.
The Dordogne river at Sainte Foy has a faster pace but has plenty of canoe hire opportunities and literally just go with the flow and be picked up further down stream. Of course the easiest way is a boat trip and let some one else do the work.

There are many pay and play golf courses within the area, the best being the beautiful Chateau Des Vigiers Golf and Country Club 31km. Most villages and towns hold weekly markets full of fresh and interesting local produce. An ideal place to pick up your holiday mementoes and gifts.
Both Monsegur and Duras also have night markets during the summer where you can eat and have a drink as well as browse the many stalls.

Duras: Every Monday from 8.30 to 14:00 (closes at 12:00 from September to June). Nice market, excellent Organic veg’s & fruit producer. Excellent organic goat cheese producers too… Foie gras, Magrets and many stands of food/non food.
Allemans du Dropt (23km): Every Sunday morning.
Sainte Foy La Grande (23km): Every Saturday from 8.30 to 12:00. Quite big market with excellent producers.
Monségur: Every Friday from 8.30 to 12. Nice small market with good fish stand and butcher.
Issigeac (54km): Every Sunday morning.
Eymet (33km): Every Thursday morning.

Night markets

From 1st of July till End of August, very successful, where you can eat and dance, with many craft and food stands. Go early if you want to park close to the village.
Duras (12km) Night market: Every Thursday evening till end of August.
Lévignac de Guyenne (17km) Night market: Every Friday evening till end of August.
Monsegur (5km) Night market. Every Wednesday evening till mid of September.


Carrefour Contact supermarket – just out of Duras on the direction of Sainte Foy La Grande. Small but very well stocked (includes English part). Open from 8am to 8pm nonstop from Mondays to Saturdays. Sundays from 9am to 1pm.

Stunning house in a beautiful location

We stayed here for a family reunion, and we couldn’t have asked for more. The house is large, well furnished and completely equipped for your holiday. The pool was fabulous, especially as we were blessed with very warm September weather. The outdoor eating area was a lovely place to sit in the shade, and we enjoyed relaxing by the pool. The ping pong table was a hit with my two boys, as was the huge garden and lovely variety of wildlife. Neil, the local house manager, was superb and helped ensure we had a wonderful stay. We were very sad to leave!

Beautiful house in beautiful surroundings

The house was perfect and so peaceful. We were a group of 10, 8 young from 21 upwards. We hired bikes, spent a few happy hours finding nice vineyards to come back with delicious wine all local. Close to lovely towns. A lot of board games, table tennis tournaments, relaxed and swam. The house was clean and inviting. I would definitely recommend this property. Thinking of going back for 2 weeks next time.
