Contemporary 5 bedroom holiday home with a private swimming pool located in a small, pretty village. 10m x 5m pool is secured by an alarm. 2 minutes walk from a cafe bar/restaurant. Situated between Bordeaux, Bergerac and Saint Emilion near the border of the Dordogne in the Bordeaux wine region of south west France.
Living room and snug
Ground floor open plan living area with numerous French windows opening out onto the sun terrace. The snug area has sofas, flat screen TV with English satellite channels, DVD player, CD player, USB docking station and PlayStation. Log burning stove.
There are books, games and DVD’s for guests to use.
The kitchen is fully fitted with granite work surfaces, large gas range cooker, dishwasher, large fridge, microwave, coffee machine, toaster and kettle. A substantial farmhouse style table allows internal dining if desired.
A washing machine and additional fridge-freezer are housed in the garage and there is an air dryer outside. The is also an iron and ironing board.
Bedroom 1: King sized bed (150cm x 200cm), Juliette balcony over looking the pool and gardens.
En-suite bath, wash basin and wc. Upper floor.
Bedroom 2: Large king size (180cm x 190cm) or can be split into 2 single beds (90cm x 190cm each), lots of wardrobe space. Situated next to a shower room with wc. Upper floor.
Bedroom 3: Either large king size (180cm x 190cm) or can be split into 2 single beds (90cm x 190cm each).
En-suite shower cubical, wash basin and wc. Ground floor.
Bedroom 4: Either large king size (180cm x 190cm) or can be split into 2 single beds (90cm x 190cm each) . Views over the pool and the gardens.

Bedroom 5: Bunk beds (90cm x 190cm each), maybe more suitable for children or teenagers.

Private swimming pool
The pool measures 8m x 3.8m approximately.
Please be aware that the pool is not fenced, it does however have a pool alarm. There is a gate from the terrace to the pool which can be locked to stop direct access to the pool.
Beautiful mature gardens extending to approximately 1 acre fully fenced off and ample parking. Lovely views over surrounding countryside. Spacious sun terrace incorporating a covered barbecue area. Large cafe-style sun parasol, sun chairs, sun beds and outside sun sofa.
Steps lead from the sun terrace down to the swimming pool and surrounding garden area. The pool has Roman steps and a further sunbathing terrace.
A travel cot and highchair can be provided on request.
Table tennis and tennis court
There is a table tennis table.
Tennis court just 2 minutes walk away in the village, tennis racquets are provided at the house.
Cleaning / Towels / Linen / Maid service
All towels, bed linen and pool towels are included in the price. The property is cleaned before your arrival and if you require further cleaning or bedding changed; arrangements can be made with the housekeeper (at the hirer’s cost).
There is a mezzanine sitting area with further French windows and balcony on the first floor providing magnificent panoramic views over the valley beyond. There is also a piano on this floor.

Located in the heart of the Bordeaux famous wine region where there are plenty of vineyards for tastings and tours. There are many picturesque towns in the region, nearest are Allemans-du-Dropt, Saint Foy La Grande, Saint Emilion, Duras and Monsegur with restaurants, cafe bars, shops and the beautiful historical countryside for you to explore.
Coast / Beach
A fresh water lake with sandy beach at Blasimon is just 26km away and is a popular attraction to take children for a day out. The gently shelving sand provides a safe, fun environment for splashing around and cooling off in the heat of the summer sun. Blasimon lake.
The famous sandy bay at Arcachon (140km) with Europes tallest sand dune, Dune du Pilat. This is the start of a 150 mile long sandy beach south past Biscarosse, or while the day away meander your way around Arcachon and enjoy a relaxing lunch in one of the many French restaurants.

The local area and what to do, Monsegur / Duras, Bordeaux and the Dordogne, France
The property is situated in the small village of Saint Vivien de Monségur where there is a small cafe bar with restaurant, this is just a 2 minute walk away. Situated near the towns of Monsegur (4km) and Duras (11km) in the region of Aquitaine within the Bordeaux wine region and on the borders of the Dordogne, Gironde and Lot et Garonne, France.
Bordeaux city centre is a 72km drive to the west and Bergerac is 50km to the east, Saint Émilion 46km north.
This is the ideal base from which to explore South West France. Located in the region of Aquitaine on the 3 borders of Gironde / Dordogne / Lot et Garonne and is considered to be one of the most picturesque areas of France.
This region is famous for its wines and wonderful gastronomy. Whether you are in St. Emilion, Pomerol, Blaye, The Médoc, Entre Deux Mers, Bourg, Graves or Sauterne the wines of the region are without doubt some of the very best in the world!
There are local producers near this holiday home that offer very good quality produce at a very reasonable price.
The gently rolling countryside is a pleasure to explore, with excellent roads winding their way through fields and vineyards. Perfect cycling country!
Monsegur and Duras are ancient Bastide towns set around a market square which are host to weekly markets and also a weekly night market during the peak summer season. There is a good selection of shops including cafes, bars and a pizzeria which host’s weekly live music.
There is also Cinema Eden in Monsegur, which does show international films in their original language version (VO), a selection of English speaking films with French subtitles.
The market squares are also hosts the many festivals and events throughout the year.
Wine and Gastronomy
The Bordeaux wine region has 21 appellations. Visit some of the many local Caves and Chateau who offer free tastings and tours while you choose a bottle or two.
Not to be missed is the world famous St Emilion (46km), just a short drive away. A designated world heritage site and is truly stunning. Explore characteristic narrow lanes lined with wine merchants, cafes, restaurants and interesting independent shops. A guided tour of the monolithic church is highly recommended.
Follow Rick Steins French Odyssey (Bordeaux to Bazas) trail across this region and encounter some of the best culinary experiences France has to offer.
This designated world heritage site is a must for all visitors. This cosmopolitan city offers a diverse range of attractions. The golden triangle has a fabulous range of shops for those shopaholics.
A rich variety of architecture forms the backdrop for the street cafe’s, restaurants, bars and not forgetting the superb Grand Theatre.
The Dordogne is just one of the many places to visit for day trips. Anything from Canoeing or boat trips on the Dordogne river to exploring ancient villages.

Visit Europe’s largest sand dune 141km, the Dune du Pilat where both the climb and the views will take your breath away! Reward yourself by feasting on fresh seafood around the Bay of Arcachon or take the ferry to Cap Ferret and feel the sand between your toes whilst you enjoy oysters and chilled white wine.

Canoeing and kayaking
Canoe hire is available on the rivers. The river Dropt winds through the valley with a slow flow on it.
The Dordogne river at Sainte Foy has a faster pace but has plenty of canoe hire opportunities and literally just go with the flow and be picked up further down stream. Of course the easiest way is a boat trip and let some one else do the work.

Cycle hire, Bike hire
The countryside around our properties is popular for cycling, whether it’s just a gentle ride around to explore or, if you are a keen cyclist, a long training ride on fantastic stretches of road to get the blood pumping whilst taking in the fantastic views.
Maybe cycle to a cafe bar or the chocolate shop!

Carbon road bike hire in Bordeaux, they will deliver to Bordeaux train station for free, they do not deliver to your door but if you are a serious cyclists just ride the bike back to your holiday villa. Carbon road bike hire Bordeaux.
Yes we believe chocolate is also an activity… we often have to visit and make sure the quality is up to standard so we can continue to recommend this.
Maison Guinguet gourmet chocolate, they have a very nice shop to visit next to their artisan factory. 10km.
Public tennis courts
Tennis courts are located in Monsegur, Duras and St Sernin de Duras and are usually booked via the local tourist information office.

There are many pay and play golf courses within the area, the best being the beautiful Chateau Des Vigiers Golf and Country Club 30km. The chateau dates back to 1597 and is set in 450 acres of stunning countryside. Facilities also include a fine restaurant and relaxing beauty spa. Tea room with gardens

Local markets and super markets
Most villages and towns hold weekly markets full of fresh and interesting local produce. An ideal place to pick up your holiday mementoes and gifts.
Both Monsegur and Duras are just a short drive away, they also have night markets during the summer where you can eat and have a drink as well as browse the many stalls.
Duras: Every Monday from 8.30 to 14:00 (closes at 12:00 from September to June). Nice market, excellent Organic veg’s & fruit producer. Excellent organic goat cheese producers too… Foie gras, many stands of food/non food.
Allemans du Dropt (17km): Every Sunday morning.
Sainte Foy La Grande (29km): Every Saturday from 8.30 to 12:00. Quite big market with excellent producers.
Monségur: Every Friday from 8.30 to 12. Nice small market with good fish stall and a good butcher.
Issigeac (52km): Every Sunday morning.
Eymet (30km): Every Thursday morning.
From 1st of July till End of August, very successful, where you can eat and dance, with many craft and food stands. Go early if you want to park close to the village.
Duras (11km) Night market: Every Thursday evening till end of August.
Lévignac de Guyenne (10km) Night market: Every Friday evening till end of August.
Monsegur (4km) Night market. Every Wednesday evening till mid of September.
This house during the peak season is a Sunday changeover, please note the supermarket opening times. A shopping service can be arranged with the house manager as all shops and supermarkets close at 1pm on Sundays.
Carrefour Contact supermarket – just out of Duras on the direction of Sainte Foy La Grande. Small but very well stocked (includes English part). Open from 8am to 8pm nonstop from Mondays to Saturdays. Sundays from 9am to 1pm.
